Under this method, a contractor and architect of record are one entity, hired by the Owner through a best value selection process to deliver a complete project. A guaranteed maximum price (GMP) is provided by the D/B at the Design Development stage. The D/B then develops drawings that fulfill the criteria and complete the design, while staying within the furnished GMP. The contractor then receives proposal from and awards subcontracts to pre-qualified subcontractors.
