Regency served as the Construction Manager at Risk for Phase I of the Fleet and Operations Maintenance Building for the Solid Waste Authority of Central Ohio (SWACO). The Phase I scope of work consisted of an expansion of SWACO’s existing fleet garage as well as construction of a separate new pole barn for additional storage on the property.

The addition has three segments: 1) a two-level area with restrooms, a locker room, training room and offices, 2) an area for secured parts, general storage and a storage mezzanine, and 3) a heavy equipment garage with four additional bays and a new overhead crane. The facility provides a centrally located and secured part storage to support both departments’ needs, so the addition can offset the loss of existing pole buildings at SWACO’s Operation Maintenance and Fleet Maintenance facilities. The addition is a pre-engineered metal building.

Square footage broken down by space is as follows:

• General storage expansion — 4,600 SF 

• Mezzanine — 4,000 SF

• Staff areas — 4,600 SF 

• Second floor — 2,500 SF

• Heavy equipment garage — 10,000 SF

• Storage pole barn — 7,600 SF
