What to Expect

Regency has an extensive Design-Build resume that has allowed our team to build relationships with design partners of many different backgrounds and specialties. When approaching a Design-Build project, we strive to engage the right partner for the project scope. 


To ensure good working relationships and a smooth project experience for our clients, we specifically engage architects and engineers who we know communicate openly and proactively. As a result, our Design-Build teams are collaborative, working together to achieve effective design that meets the program goals and aligns with the budget.


As the lead responsible for both the design and construction processes, Regency is able to control the project timeline and budget from kick-off to closeout. Clients can rely on our team of experienced staff to provide quality work and consistent communication to deliver the project on time and within budget.

Our Approach to Design-Build Projects

A Design-Build approach provides Regency with a holistic understanding of the project through every stage of the process. 


As the Design-Builder, we are responsible for providing a guaranteed maximum price (GMP) to deliver and complete the project, as well as holding the contracts for the designers and all subcontractors.


Regency approaches our Design-Build work in 5 stages:


The Kick-off Meeting


  • Coordinate and establish lines of communication with the project team to build a working relationship that values and respects all partners

  • Work with Owner and Criteria Architect to understand what decisions have been made so far and the design challenges ahead


Design and GMP


  • Collaborate with our design partners and in-house estimating and scheduling teams to generate realistic and comprehensive cost estimates and schedules

  • Continuously align the cost estimate and schedule with the budget

  • Conduct outreach to inform diverse subcontractors about contract opportunities

  • Prequalify subcontractors to ensure the right partners compete for the work

  • Conduct constructability reviews, value engineering, and cost studies to maximize the project budget and timeline 


Bid and Award


  • Utilize our experience and subcontractor relationships to strategically scope, time, and package bids to attract the best quality subcontractors

  • Vet subcontractors thoroughly to ensure the scope is covered and the project is aligned with the schedule, budget, GMP, and other design stage decisions

  • Regency also has the capacity to bid and self-perform carpentry scopes of work


Construction 


  • Smoothly advance the project by closely supervising all activities

  • Keep everyone on the project team in sync, on schedule, and within budget using regular communication touchpoints

  • Work with all project team partners to complete the work effectively, efficiently, and safely


Closeout


  • Pay close attention to punch list details to turn over the space as scheduled

  • Conduct thorough inspections and cleaning, and submit all final documentation

  • Ensure owner training is completed and address any final concerns

As your Design-Build partner, Regency will engage proactive communication, in-house preconstruction services, strong relationships with talented architects and engineers, and decades of project management and contracting experience to complete projects that stand the test of time.
