Regency Construction Services, Inc. is serving as Construction Manager at Risk (in Joint Venture) to construct a new PK-12 building for the Hillsdale Local School District, as well as a field house and new football stadium.
Regency is serving as the Construction Manager at Risk in Joint Venture to construct a new PK-12 facility for Hillsdale Local School District. The new school will encompass 212,000 SF of space and is being constructed on the same site as the existing high school. The project has utilized multiple GMPs to control the schedule and budget, including one for an early site package, one for the stadium project, one for construction of the building, and one for demolition and abatement of the existing buildings. The design incorporates student-centered learning environments.
The new school will include 64 classrooms, 11 labs, 13 offices, 17 support spaces, and 57 restrooms. There will be three gymnasiums (elementary, high school, and auxiliary), including locker rooms and a wrestling room. A new stadium, two new baseball fields, and two new softball fields will also be constructed. An auditorium with 576 seats will be included as well. The project is utilizing Building Information Modeling Technology
Unique Scope Elements
Regency’s carpenters will self-perform the rough and finish carpentry scopes of work on this project, utilizing pre-hardwared doors to reduce the amount of time needed to install nearly 300 doors, adding value by enhancing the project schedule.
The site is vast and includes drastic contour changes, so several steps were taken to decrease the cost and strengthen the schedule for the sitework package, including utilizing an early GMP.
With no city water and only one local well available, our team will drill two additional wells and construct and install a 40,000-gallon fire water storage tank system to support fire supression for the new building. We will also construct a water softening system and a standalone wastewater treatment facility onsite to support the building's needs.
Protected wetlands onsite were fenced off and protected according to EPA standards while construction began and until the school district purchased and secured the appropriate wetland credits
