Regency served as the Construction Manager at Risk for the Franklin School of
Opportunity (FSO) and West Shore Career Technical District (WSCTD) Renovations
and Addition project for Lakewood City School District.

Regency served as the Construction Manager at Risk for the Franklin School of Opportunity (FSO) and West Shore Career Technical District (WSCTD) Renovations and Addition project for Lakewood City School District. This multi-phased project took place in an occupied school, utilizing temporary wall systems to keep the school operational throughout construction.
Renovations of interior spaces created several classrooms and support spaces, including a specialty micro-electromechanical system (MEMS) lab and classroom where students are taught how to create computer chips. The MEMS lab includes unique workstations each featuring a microscope and overhead light, two adjacent smocking stations, emergency wash stations and amber and solar film on all windows to protect the photo-sensitive materials worked with inside the lab.
The WSCTD addition created a new welding lab that features 22 student welding booths and a centrally-located instructor booth. A massive fume extraction system was also installed to accommodate all of these stations. Additional classroom space was created on the second floor of the addition, with staff offices and support spaces built below. An elevator was also installed.
To implement the complex owner provided welding equipment on this project, Regency coordinated with end users, subcontractors, and equipment vendors to establish performance requirements. This process included hosting multiple coordination site walkthroughs, and the careful use of allowances to account for unknowns related to this equipment.
