Regency Construction Services, Inc. served as Construction Manager at Risk to renovate and expand the University Heights Branch for Heights Libraries, giving the space additional meeting and reading rooms, children’s and teen areas, and conference rooms.

Regency served as the Construction Manager at Risk for the renovation of the existing 11,160 SF University Heights Library Branch. We also constructed a 10,700 SF addition to the main and lower levels of the library and related site improvements.


The program included:

•Enhanced and newly separated children and teen reading areas

•Additional meeting rooms and reading spaces

•HVAC, electrical, and data infrastructure system upgrades

•New elevator

•New restrooms on the lower and main levels

•Landscape grading to increase natural light for the branch's basement

•Parking lot expansion and rerouted driveways to improve traffic flow


Regency completely renovated the interior of the facility, including everything from new ceilings to new walls and floors. We also self-performed the rough and finish carpentry on this project, including doors, frames, hardware, millwork installation, and blocking. 


The University Heights Branch is tucked among a closely packed residential neighborhood. Regency proactively engaged local residents to keep them informed of the process—in one case having tea with an adjacent neighbor while reviewing project progress and addressing their concerns.


Another unique aspect of the project was the library’s proximity to local powerlines. Our team worked closely with the Library to coordinate our approach and the logistics of cranes and equipment to safely navigate around this obstacle.


In addition to keeping noise and disruptions to a minimum, we also worked with the Library to enhance the site to preserve the look of the community. For example, we added topsoil on the hillside leading down to the basement to help the Library beautify the space and plant a butterfly garden.
